You learn more about a building between 11pm and 7am than you ever will on a Tuesday afternoon walkthrough: which way the traffic noise carries, whether the water runs hot at six in the morning, how much light actually reaches the bedroom.

After that come the unglamorous checks. Power backup that covers the whole flat, not just one socket. A lift that works. Neighbours who are happy to have short-stay guests next door - we ask, every time. Mobile signal in every room.

Only then do we talk about how it looks.
